Can you hold a place before I apply?
No, we do not hold properties. -
What money is due in order to move in?
Security deposit, pet deposit and 1st months rent needs to be paid on or before the date of move in in order to receive your keys. -
How old do you have to be to apply?
All applicants must be 18 years or older. -
Is the deposit refundable?
The security deposit is refundable if all terms of the lease have been fulfilled -
Do I need a guarantor?
Guarantors may be required if you do not make 2x the total rent, you are a brand new renter, or your credit check comes back telling us it is needed. You also have the option to pay a double deposit if you are required to have a guarantor. -
You have a property I want to rent. How do I apply?

How do I pay rent?
We prefer you pay your rent through your portal but you are welcome to drop off check, cashiers check or money order at the office. -
I want to get a pet. What do I do?
If you have a pet or are wanting to add a pet to an existing lease you must make a request in writing for the owner to review. All additions of pets are at the Management and Owners discretion and are not guaranteed. I want to move out, but my roommate wants to stay. What do I do?
You and your roommates MUST schedule a time to meet in the office. The roommate transfer will need to be signed by all persons on the lease and the new roommate. The new roommate must apply and be approved and a new lease signed before they are able to move in. Please call the office for more information. Roommate Transfer Form 970-416-7368 -
My lease expiration is coming and I want to move out. What do I do?
A 60 day notice is required in writing. We can send you the notice to vacate digitally to sign, again all persons on the lease must sign the notice to vacate. Click here for more info -
Can I break my lease?
You can do a lease assignment. A lease assignment is a form that is signed by all parties on the lease. The fee is $500 and is due immediately with the signed Lease Assignment Agreement. You are still responsible for rent and utilities on the property until a new person is found, they apply and are approved and a new lease is signed. Please call the office for more information.
